Dallas Area Residential Sales Report for February - Richardson TX

Sales in the Richardson area were up 9% in February compared to the same time last year. Sales prices have been moderating. The average sales price increased 4% while the median sales price rose 3%. Pending sales numbers are a little troubling down 9%. Buyers are having a hard time finding a home to purchase. The number of new listings fell 4% but the active listings climbed 63%. The active listings number is misleading in that it reflects how low inventories were last February. The real number to look at is the months of inventory which now stands at 1 month. It's a sellers market!
