Dallas Area Residential Sales Report for January - Garland TX

Well you could not wish a better market if you are a seller. Sales were up 38% in January as compared to last January. The average sales price rose 14% while the median sales price climbed 20%. Pending sales came in at a healthy 24% up so we can anticipate that February sales will be positive.  New listings increased 4%. The active listings took a large jump up of 36% but this is a little misleading and only shows how low the listings were last January. The important number if you are a buyer is the months of inventory which stands at 0.9 months. Not much to choose from!

Median Sales Price: $199,900
Pending Sales: 189
New Listings: 163
Active Listings: 163
