Dallas Area Residential Sales Report for January - Wylie TX
Sales took a sharp drop of 22% in January as compared to last January. The average sales price increased 10% and the median sales price rose 11%. Pending sales were down 7% so it looks like February could also be a down months. The number of new listing jumped a whopping 67%. The active listings experienced a large increase of 40%. These numbers are a little deceiving and really reflect how low the inventory was last January. The months of inventory stands at 1.6 months. With 6 months considered a balanced market, the current inventory level is very low by anybodies standard.
