Fannie, Freddie conforming loan limits increase in nearly every part of the U.S.

After not increasing the maximum conforming loan limits on mortgages to be acquired by Fannie Mae and Freddie Mac for 10 years, the Federal Housing Finance Agency has now increased the conforming loan limit for the third straight year.

Dallas Area Residential Sales Report for October - Garland TX

Well, sales were flat in the Garland area in October as compared to last October. Unfortunately, pending sales declined 18% so November is not looking good. The average sales price increased 3% while the medians sales price rose 2%. The number of new listings climbed 3%. Active listings jumped 42%. This is a misleading number because last year listings were extremely low. The months of inventory gives a much better picture of supply. It now stands at 1.9 months.

Dallas Area Residential Sales Report for October - Carrollton/Farmers Branch

The Carrollton and Farmers Branch area followed the trend of most of the norther suburbs with sales down 13%. Pending sales were not quite as bad only down 10%. The average sales price rose 16%. Looks like there were some high dollar sales that pulled this average up. The median sales price  climbed 10%. New listings  fell 4%. Active listings increased 17% as compared to last October. The months of inventory now stands at 2.7 months. We are still in a sellers market.
