Dallas Area Residential Sales Report for February - Wylie TX

Wylie followed most of the other Northern Dallas suburbs with declining homes sales in February.  Down 7%. Pending sales saw a fall off of 14%. The average sales price was flat while the median sales price rose 6%. Sales were tilted to the upper price ranges. New listings dropped 9%. No help there for buyers. Active listings did rise 21% but this is primarily due to the slowing sales. The months of inventory is now at 1.9 months. still a very low number.

Dallas Area Residential Sales Report for February - Garland TX

Buyers were not finding homes to purchase in Garland during February. Homes sale fell 17%. Pending sales however rose 8% so there is hope for March. The average sales price eked out a 1% increase as did the median sales number. New listings also showed a 1% increase. Active listings jumped 67%. As in other areas we must remember that this is a comparison to last February when listings were very low. The months of inventory tell the real story and it is at 1.6 months. Really not much out there to choose from.

Cheaper homes and lower rates appear to be reversing last year’s sales slump. Sales of existing homes soared in February, though they remain slightly below where they were a year ago.

Dallas Area Residential Sales Report for February - Carrollton/Farmers Branch

Well Carrollton/ Farmers Branch certainly were where the buyers were in February. Homes sales jumped 38%. Pending sales were even better up 43%. Looks like March will be a good month for sales in this area! The average sales price did decline 2% while the median sales price rose 8%. New listings increased 32%. Active listings jumped 107%. As in some other areas you must remember we are comparing to last year when listings were very low. The months of inventory only stands at 1.8 months so we are still very tilted to seller side.
