Sales took a hit in the Carrollton/Farmers Branch area in February. down 9%. The median sales price rose 16% while the median sales price climbed 8%. most of the sales are concentrated in the upper price ranges and this is what id pulling the averages up so much. Pending sales were even worse declining 17%. There are buyers out there but they are having a hard time finding a home for there lifestyle due to the ever shrinking inventory. The number of new listings did rise 5% but the active listings fell 9% taking the months of inventory down to 0.8 months.

Well, sales were booming in McKinney during the month of February, Single-family home sales were up 23% as compared to last February. The average sales price fell 2% but the median sales price increased 1%, Just some gyrations in the markup of the sales, Pending sales increased 15% so March is looking good. The number of new listings climbed 2%. The active listings number came in at up 29%. I know that looks like a huge jump in inventory, but it is not, The number is just a reflection of how low the inventory level was last February. The months of Inventory is at 2.3 months. It's very much a sellers market in McKinney.

Dallas Area Residential Sales Report for February - Plano TX

Sales have been declining in the Plano area for several months now and February was no exception. Sales fell 9% compared to a year ago. The average sales price was up 7% while the median sales price was flat. Price increases have been moderating. Pending sales fell 12% so it looks like March will continue the downward trend in sales. The number of new listings rose 3% while the active listings jumped 22%. As I have explained in other reports, this large increase in active sales is an anomaly caused by extremely low inventory levels last February. The important number to look at is the months of inventory and in Plano's case, the February number is 1.5 months. This is the big problem. Buyers are out there but they just can not find the home for their lifestyle due to the low supply.

February was not a good month for sales. Down 25%. The average sales price declined 3% while the median sales price rose 3%. More troubling than those numbers is the pending sales. Down 35%. Looks like March will no be a good month in this area. Homes for sales also took a hit. New listings dropped 26% and the active listings fell 3%. The shortage of homes to buy is probably contributing to the sales numbers. The months of inventory  is very low at 1.7 months. ^ months is normally considered a balanced market.

The active listings number is misleading in that it reflects how low inventories were last February. The real number to look at is the months of inventory which now stands at 1 month. Dallas Area Residential Sales Report for February 

Sales remained strong in January up 10%. The average sales price rose 4% while the median sales price climbed 6%. Pending sales are a little troubling being down 4%. The number of new listings declined 1% but the active listings rose 6%. The months of Inventory came in at 2.7 months. With 6 months considered a balanced market, we are tilted heavily to the sellers side.
The sweet spot in the market continues to be the price range between $200,000 and $399,999. This range represents 51% of the total sales. The Months of Inventory from $100,000 to $249,999 is less than 2 months.  Above $500,000, the market is tilted to the buyers side with the Months of Inventory above 6 months. If you are looking above one million, the market favors you with a 15.9 months supply.
